The application in practice

Humidity monitoring in student accommodation

A closer look at the challenge, the monitoring approach and the outcome described in Monnit’s application guide.

01

The challenge

Student accommodation can be empty over weekends, holidays and the summer changeover. In Baton Rouge, Louisiana, The Turn Company helped property managers monitor homes where high humidity and changes to heating or ventilation could otherwise go unnoticed between visits. The aim was to direct maintenance to the apartments that needed attention, rather than depend on occupants reporting a problem.

02

The monitoring setup

The project began with a wireless site survey to check coverage at the intended sensor locations. Humidity sensors near apartment thermostats measured relative humidity, temperature and dew point. Ethernet gateways in network areas passed the readings to iMonnit, where managers could review each apartment on a computer or phone and receive configured notifications.

03

Turning readings into maintenance decisions

Monnit reports that the new readings revealed apartments with elevated humidity and temperature. Staff could investigate air-conditioning faults or changes to operating settings, then check the trend after taking action. The value was the combination of a location, a history and someone responsible for responding—not simply a number on a dashboard.

From changeover work to year-round visibility

The Turn Company already supported renovation, cleaning and maintenance between tenancies. Monitoring gave that work an additional source of information throughout the year. For your own properties, agree who can enter an empty apartment, who checks an alert outside office hours and how a completed repair is recorded. Review recurring patterns so that the same problem does not keep returning.

A practical starting point

Meten, begrijpen en handelen.

01

Where to start

Start in rooms with recurring damp, vacant units and spaces with limited ventilation. Compare humidity and temperature through occupied and empty periods.

02

A change worth investigating

Humidity stays above your building team's agreed limit after normal cooking or bathing has ended.

Example scenario. Set limits and timing for your own site.
03

Turn the alert into action

Check ventilation, heating and evidence of a leak. Record the cause and compare the readings after remedial work.

Measurements to consider

Use these as a shortlist. The right model depends on the range, environment, installation and accuracy you need.

What matters for this application

Humidity readings indicate conditions that can favour mould; they do not detect mould or establish that a room is safe.

How do the sensors connect?

ALTA sensors need a compatible gateway, internet connection and monitoring software. Suitable Wi-Fi models connect through a compatible Wi-Fi network. Confirm radio frequency, coverage and power arrangements at the actual installation points before choosing equipment.

How quickly will an alert arrive?

Timing depends on sensor settings, reporting intervals, connectivity and notification rules. Email, SMS and voice options vary by service and plan. Test a controlled event, check that the nominated person receives it and confirm what happens if a device stops reporting.

What should we prepare for a pilot?

Bring a site plan, the equipment or spaces to monitor, expected conditions, required accuracy and the names of the people who respond. Agree a trial period and a review date. Compare sensor readings with an appropriate reference and document any gaps in coverage or response.
